The 5 Most Common Locations Of Water Damage

Water damage is not something many give thought to for many homes and commercial properties. Plenty of property owners think water damage is only an issue if a flood occurs. However, the truth is that any area of a property where water regularly circulates has the potential to cause damage you can’t even see and keep doing so over a long period of time.

Here are five of the most common locations where water damage can occur even if there’s no flood in the area.

Behind Drywall

While drywall can be damaged by flooding, it can also be damaged by a burst pipe. Depending on the location of the burst pipe and the frequency people have in inspecting that area, a burst pipe can cause a constant flow of water that penetrates drywall and may not always be visible.

Under A Loose Toilet

When new and properly installed, a toilet is a solid piece of hardware that stays exactly where it’s supposed to, firmly affixed and sealed to the ground. The hole created for the toilet drainpipe to fit through is, logically, larger than the drainpipe itself. A wax seal and other fixtures are applied for a tighter, more solid fit.

However, a toilet that you sit on that moves may have broken its seal or had other fixtures damaged. This can, in turn, damage the pipe and lead to leaks every time the toilet is flushed. Unfortunately, water damage under a bathroom floor can be hard to find as most people don’t inspect this area, allowing that damage to build up over time.

Inside An HVAC Unit

Some homes will have a through-the-wall air conditioner or even a ductless version if there is no central heating vent system to take advantage of and there’s no desire to put window units in each room. However, AC wall units condense and create water like their larger counterparts during operation.

If there’s a problem with the drainage system, water damage can accumulate in and under the HVAC unit.

Under The Sink

Of course, many homes and businesses have sinks throughout the property. As a result, damage to pipes or even corrosion through decades can cause leaks in these pipes to occur. Every time a sink is used and water drains that can lead to small amounts of water damage that accumulate as the months and years pass.

Behind Washing Machines

Washing machines are usually connected to the property’s water supply by a hose similar in construction to a garden hose instead of a rigid metal pipe. This means the attaching hardware can, if not properly installed, become damaged over years of use.

If this occurs, water can accumulate and damage the surrounding area. For homes where the washing machine is tucked away in its own finished niche and not an unfinished basement, this can quickly damage the surrounding area.
